We work in the model you already use, or build you one.
Investment Analysis and Transaction Support
Avanor Partners runs acquisitions underwriting for real estate investment firms across the United States, from first screen to investment committee memo, for pipelines larger than the team.
When this helps
Pipeline volume is beyond the team's underwriting capacity, or a deal type or market is new to the team.
How it works
- Step 01
You send it over
The offering memo, the rent roll and the T-12.
- Step 02
We screen it
Quick numbers and a market check. We aim for about two days once we have the file.
- Step 03
We underwrite it
Full model, market research and the downside cases.
- Step 04
Committee package
A model, an investment memo and a short presentation for the investment committee.
A screen ends in one of three outcomes: Advance, Further Investigation or Do Not Advance.
How many deals we take on
Most deals stop here, and that is the point. A screen tells you quickly whether a deal is worth real work.
The ones worth the time get the full model, the market work and the downside.
The ones you are actually going to buy get the memo and the materials.
We agree all three numbers with you before we start, so nobody is surprised when the pipeline runs hot.
What you receive
Rent rolls, T-12s, market and competitive research, sensitivities.
Senior involvement from the first screen through the committee discussion.
Timing and engagement
Pipeline work usually runs as a block of time: we cover your pipeline for a set number of months. A single model or market study is one piece of work, with a fixed fee and a clear end.
